Securing a European HQ for a Fast-Scaling US E-Commerce Brand
The client
A high-growth e-commerce clothing brand, already well-established across the US and Canadian markets, making their first move into Europe. London was chosen as the anchor for their European expansion, the base from which they would build their UK presence before extending into mainland Europe, with Germany and Spain identified as the next markets to follow.
The brief
This was not a routine office search. The London office needed to function as the brand's European headquarters, a flagship space that would support rapid team growth and make an immediate statement about the business's ambition and identity in a new market. For a brand with a strong visual identity and a culture built around quality, the space itself mattered as much as the location. A generic or underwhelming office was not an option.
The location requirements were equally specific. The client needed somewhere that would work operationally for a scaling European team, be well understood by UK and European partners and clients, and provide the connectivity to support a business travelling frequently between the UK, US, and ultimately mainland Europe.
The challenge
Entering the London office market for the first time, with no existing operator relationships and a team based overseas, presents a particular set of difficulties. Decisions needed to be made efficiently, with limited opportunity for extended back-and-forth or multiple rounds of viewings. The brief also required access to the top end of the managed workspace market, a segment where the best spaces in the best buildings move quickly and rarely reach businesses searching without prior relationships.
Getting the brief right from the outset was critical. Understanding not just the functional requirements but the brand's culture, their growth trajectory, and the role this office needed to play in their wider European story meant the shortlisting process could be tight and well-targeted rather than broad and time-consuming.
The outcome
Scope secured a premium managed workspace at MYO, King's Cross, one of London's most well-regarded operators in one of the capital's most compelling commercial locations. King's Cross gave the client an address immediately credible to UK and European partners, exceptional connectivity via St Pancras International for travel across mainland Europe, and a working environment that genuinely reflects the standard the brand sets for itself. The space is high-specification, operationally ready, and designed to scale alongside a growing team.
The client has since moved in, the London operation is established, and the business is progressing with its European expansion into Germany and Spain from a strong foundation.
